The applicants would like to construct an accessory building in their rear yard.  They have an existing attached garage that is 619 square feet, and they are proposing to add 960 square with the new building.  The total garage/accessory space would be 1,579 square feet.  The Zoning Ordinance requires a conditional use permit for any property in the MUSA the FR (Farm Residential) district to acquire a conditional use permit for garage/accessory space that exceeds 1,200 square feet.  
 
The accessory building that is being proposed is a metal building with vertical sheet steel wainscoting around the bottom.  The building has 768 square feet of enclosed garage space and 192 square feet is located under a lean-to porch on the side of the building.  Prior conditional use permits have required the accessory structures to match the style of the house, and at the least, the color of the house.  The proposed structure does meet those requirements.  
 
The applicant intends to store a boat, pickup truck and garden tools and machines in the structure.  
 
Recommendation
In Planning Case File No. 11-0035 it is recommended that the Planning Commission recommend approval of the a Conditional Use Permit to allow up to 1,579 square feet of garage/accessory building space in an FR (Farm Residential) zoning district based on the following conditions:
 
1.      The structure to match the architectural style and color of the house.  
2.      A building permit must be obtained prior to construction of the building.
3.      The new space to be used for personal storage only.
