The Planning Commission voted unanimously to recommend approval of the Conditional Use Permit. There were no comments at the public hearing.
Background
The applicant has requested the approval of a Conditional Use Permit that would allow them to operate an indoor vehicle sales showroom in the same building that is currently occupied by Family Auto Care. As shown on the floor plan provided, Family Auto Care would occupy 2/3 of the existing building, and Metro Auto Sales would occupy the vacant bay (1/3 of the building) on the south half of the building.
The area in which Metro Auto Sales will operate is approximately 3,666 square feet. The business will conduct all sales within the building as there will be no outside storage or display of vehicles.
The building currently has an automatic fire suppression system therefore that issue is not listed as a recommended condition.
Recommendation
By motion, approve the Resolution.

WHEREAS, an application has been filed by Metro Auto Sales as Conditional Use Permit Case File No. 14-0027; and
WHEREAS, a public hearing has been held by the Blaine Planning Commission on June 10, 2014; and
WHEREAS, the Blaine Planning Commission recommends said Conditional Use Permit be approved; and
WHEREAS, the Blaine City Council has reviewed said case on June 19, 2014.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Blaine that a Conditional Use Permit is hereby approved per Section 31.04(k) of the Zoning Ordinance to allow for indoor auto sales in an I-1 (Light Industrial) zoning district at 9241 Baltimore Street NE based on the following conditions:
1. No outside display areas, storage or parking allowed.
2. All signage to meet industrial district standards and will be issued under a separate permit.
3. Inside use of the building must comply with all fire and building codes. The applicant shall obtain a Certificate of Occupancy through the Building Department prior to occupying the building.
