BLAINE TOWN SQUARE - ASSISTED LIVING PROJECT
 
Background
The Blaine Town Square Townhome development has been stalled for several years with just one of the proposed six buildings being built. That building has been finished and occupied for several years. Sherman Development has just recently submitted a concept plan for an assisted living care facility on the remainder of the townhome area, This is a significantly different product than originally approved and is also a fairly significant increase in site density.
 
The proposal and site plan are being developed further as of the writing of this memo. In short what we know about the project at this point is:
 
· Project includes approximately 140 assisted, memory care and high
level care units.
· Project encompasses one multi-floor building with 108 stalls of
underground (covered) parking for staff and the few residents who
drive and surface parking is reserved for visitors.
· The project is being developed with the assistance of Dennis
O'Donnell (Former Director of Development of Walker Elder Care).
· Project goal of starting development this summer to fill current
market need.
· Project would employ approximately 130 full and part time staff.
· Staff has only seen this project very briefly and has some site concerns
(which may not have been fully addressed with the revised concept.)
We did however want to share it with the City Council early on
to gauge the Council's interest and get a handle on issues that are
Raised.
 
Direction
Staff is seeking direction based on the comments and concerns of the City Council.
