RESOLUTION GRANTING A CONDITIONAL USE PERMIT AMENDMENT FOR EXTERIOR MATERIAL STANDARDS FOR FOUR (4) DETACHED TOWNHOME LOTS IN WOODLAND VILLAGE AT WOODLAND PARKWAY/GHIA STREET NE.  (CASE FILE NO. 12-0008/SLK)

Background
Woodland Development is proposing to final plat four detached townhome lots as a part of the plat Woodland Village. The original approval from 2006 required the exterior building material standards to be specific to the original home builder Kootenia Home's product. Woodland Development is proposing to continue the cottage style construction and meet the standards of that original approval with the exception of the requirement of Hardi-board siding. Woodland has requested to be allowed to build with premium grade steel horizontal siding, vinyl shakes and cultured stone.

This CUP amendment request is therefore similar in context to the amendment approved by the City Council on August 5, 2010 to allow similar exterior material changes for the larger lot single family homes and also a CUP Amendment granted in October 2010 for the 16 detached townhomes that have already been platted within the Woodland Village Development. There are no changes to the finished floor area requirement of 1500 square feet above grade.

The existing homeowners within the Woodland Village development, as well as adjacent property owners were notified of this request.
