Background

The final plat contains two lots.  The building under construction (Marshall’s/Petco) will be located on Lot 1 and the future building addition would occur on Lot 2.  The parking lot is also divided by the new proposed lot line. 

 

Park dedication has already been paid for this parcel as this land was platted with the original subdivision that occurred prior to the construction of Lowe’s.  No other payment is necessary. 

 

The final plat is consistent with the approved preliminary plat, Resolution No. 16-103.

 

Recommendation

By motion, approve the Resolution.

Body

                     WHEREAS, an application has been filed by Ryan Companies US, Inc. as subdivision Case No. 16-0029; and

 

                     WHEREAS, said case involves the division of land in Anoka County, Minnesota, described as follows:

 

Lot 3, Block 1, Central Avenue Acres Third Addition

 

                     WHEREAS, the Blaine City Council granted preliminary plat approval on June 16, 2016, subject to the stipulations as contained in Blaine City Council Resolution No. 16-103; and

 

                     WHEREAS, the applicant has submitted a final plat in general conformance with the approved preliminary plat.

 

                     NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Blaine that final plat approval for Central Avenue Acres Fifth Addition per Section 74-43 of the subdivision regulations is hereby granted subject to the following conditions:

 

1.                     The Mayor, City Clerk and City Manager are hereby authorized to execute any and all necessary documents, agreement and releases related to the approval, recording or administration of Central Avenue Acres Fifth Addition.
