Background
 
The Woodland Village 3rd Addition was established under the DF (Development Flex) zoning provisions.  The standards that guide construction within this development were incorporated into this Conditional Use Permit.  This request, if approved, would amend the Conditional Use Permit for the applicant's lot and put in place modified standards for that property.
 
The applicant is proposing to construct a new three stall attached garage as part of their new home construction.  The proposed attached garage would be 1,171 square feet.  A CUP Amendment is required in the development for garage/accessory building space in excess of 1,000 square feet.  The garage space would include an area for additional storage/workshop and room for a boat trailer in the third stall.
 
This is a minor CUP amendment with notice sent to the surrounding property.
 
Recommendation
By motion, approve the Resolution.

WHEREAS, an application has been filed by Joshua and Lori Herzog as conditional use permit amendment Case File No. 13-0031; and
 
WHEREAS, the Blaine City Council has reviewed said case on May 16, 2013.
 
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Blaine that a conditional use permit amendment is hereby approved per Section 29.80 of the zoning ordinance to construction a 1,171 square foot attached garage on the property at 11809 Lever Street NE, in the Woodland Village 3rd Addition based on the following condition:
  1. The garage addition shall be used for personal storage space only, and it may   not be used for a home occupation.
